Monthly Management Fees

The aim of the Tamba Estate is to relieve resident and non-resident owners of all the hassle and high cost of ownership of a luxury villa by the ocean, while providing security, maintenance of the gardens, and a high standard of general upkeep of the common areas of the estate. Having lived and worked in Sri Lanka for many years the Tamba development team fully understands the issues around owning and maintaining a luxury villa in Sri Lanka.

To that end Tamba Estate has entered into a relationship with Eden Villas, the leading luxury villa manager in Sri Lanka, to provide this service. Eden Villas has been managing luxury villas in Sri Lanka within a professional framework since 1999. They have considerable experience with ensuring villas under their management are maintained to a high standard. To manage and maintain the common areas, and to provide professional security for the whole estate, there is a monthly fee of US$100 per villa per month. This agreement, and fee, has been structured for the sole benefit of the owners and the charges do not contain a profit element.

For this purpose, there are no other costs. Eden Villas will offer an individual villa management service that villa owners may opt in to if they wish. A senior manager from Eden Villas will be situated at the Tamba Estate with housekeeping and maintenance staff provided. Using a password protected, online management system villa owners will be kept up to date with every aspect of their investment and can question, or issue instructions, as required.

The service is US$250 per month and is offered as an opt-in. If a villa owner chooses to opt in not only will this ensure the villa is well maintained but having it prepared for your arrival will require only a single phone call to the onsite manager. Similarly, if owners wish to secure rental income from their villa Eden Villas will provide a professional letting service that owners may opt in to. Promoting the villa to the local and international travel community as well as managing online travel agent listings and the Tamba Estate’s own www this service aims to maximize potential rental income when you are not occupying your villa. There are no fees for this opt in service and commission is paid on rentals.
